@Christopher Moore welcome there is a great monthly meeting this Monday at the Grata (70th and A at) from 7-9 you should come it’s a great place to meet most of the activity Investors in town and a chance to learn a lot.

I have had a Self Directed IRA for about 5 years that has just been rotting...zero interest and a 3 digit account maintenance fee deduction every year by the holder.

If you have a good argument to go against zoning, and a reasonable planning commission, you can sometimes get these.

The way I see it, I’d make some money on my sales commission, but most importantly have my first deal in the bag and a potential blockbuster that would allow me to attract future capital.Your thoughts?  

Strong wind gusts and very dry conditions aren't helping with fighting the blaze and trying to contain the raging wildfire that is causing so much damage and grief.Can you imagine, going to the grocery store or visiting a friend down the street, and an hour later seeing smoke a few miles away, not thinking much about it or being very worried about it...but a few minutes / hours later being forced by order to LEAVE NOW and a few hours later you find out that multiple people are considered missing and that almost the whole town was completely wiped out... as if a bomb went off and flatted the entire area..Well, this is very much a reality for people Northern California in Butt County.

Just so you know, the basic requirements for the property include income of 3x the rent, good previous landlord recommendations and a favorable background and credit report.

I have found a cash buyer and a private lender so far.

So for anyone who has made this change before, with a wife and a newborn, I would love to hear some of the challenges you experienced and how you were able to overcome those challenges to achieve your dreams.
