How to add more Units?

I have noticed that local developers around me have been splitting up property into smaller lots than what is called out on the zoning, from my limited understanding. How are they doing this? I am sure there are ways to push through development/redevelopment projects. 

I have a lot that is grandfathered in 12 unit apartment complex. I would like to add more units, does anyone know of a way to make this happen? Does anyone know of a grey area, variance, take it in front of a zoning board ect. That could help me out? TIA

@Kai Van Leuven go to the city and see if they recently implemented an overlay district or revitilization zone in the area. They sometimes give density bonuses in these areas where they want to spur development. Variances very seldom work for density.
