Wife and kid in tow, we have some family to see there, but most of time will be for looking at property.

I had a tenant spill "kids paint", which is meant to easily clean out and I had to replace the carpet.

@Will Barnard Hey Will, maybe I was being a little hard on the kid idk, after reading his last post to me it sounds like he feels like he is doing everything he can to help this homeowner.

When kids are thrown in the mix, things can get very interesting.

I sold it earlier this year, not because I didn't want it, but because - 2 kids and several rental properties later - I needed a full sized truck instead.The same reason I sold the Integra is the same reason you'll decide to sell the two SD single family rentals and whichever one is costing you $150/m. 

I'm thinking the house will be well-suited to 3 couples with kids, or 4 couples, or 6-10 singles for a retreat. 

I am going to continue doing my homework and learn as much as I can in this field.

If note nice legacy for the kids. !!!!

Just want to chime in with a personal experience....I remember as a kid we put a punching bag in the garage.

Kidding, of course, but I did LOL when reading the last bullet point.
