Carpet Replacement versus cleaning

Dan Mothersbaugh
Posted

How far gone does the carpet have to be before considering replacement vs. a 200.00 cleaning?

Last tenant left  with paint marks on carpet.

It is not obnoxious, but it is visible.

New carpet estimated at 1,800.00 versus 200.00 for cleaning.

@Dan Mothersbaugh I am not sure cleaning will get the paint out. I had a tenant spill "kids paint", which is meant to easily clean out and I had to replace the carpet. I require my tenants to pay for professional carpet cleaning on move-out. That way we at least try to get stains removed.

Your success cleaning will partly depend on the quality of carpet. There is polyester and nylon carpet, which vary in price. Some are pretreated with stain protectent.

I had one situation where the paint was only stuck to the top of the fibers. We took a scissors and just cut the top of each fiber. It took about an hour, but saved $2000.
