I would like to speak with the landlord to find out about the current tenants and to talk about the possibility of owner financing, and I would like to get some kind of application and list of previous residences from the current tenants, but the real estate agent says I can't speak directly to either of them - I'm still learning about the etiquette involved.

Short answer is you signed it so it'll be tough.Long answer is you could raise hell and go after everyone involved and probably get paid anyway.If it were me, I'd go to the seller and tell them on your accounting review you realized they were over paid.

I would put in a good quality heater and make sure they are of sufficient size to heat the square footage of the area you are going to heat.

Property values in the middle of the most densely packed zip codes (I'm focusing on 3 or 4) seem to be pretty similar when you look at price per square foot and some of the other metrics.
