With that in mind, I have a few questions:---I will be furnishing the unit (4br/4ba) as it brings in $30 more per month per person.

The second one:  "The renter gives the owner, in addition to the lien given by law a lien on all property situated on the premises, including all furniture and household furnishing, whether property is exempt for execution or not, for the rent agreed to be paid, for any damage caused by renter, and for court costs and attorneys fees incurred under the terms hereof."

Big cities you might have the furnished short term lease options, corporate, nursing, and insurance rentals....no extra regs.  

Alternatively, they can furnish a certificate from the Rentalsman confirming they have paid their deposit.  

For anyone who has done something similar, how much did you spend on furnishing the unit?  

As best I can tell, it seems probable that their furnishings/themselves are the source of the issue.
