I've have the land for sale for over a year now at $500k and $700k, they're both paid off and have been owned a while but they're in a foreign country so no bank would lend on them, but Im learning land is very illiquid and all the offers I get are low ball offers. So now that I have more money and experience, I prefer lower cap rates with better tenants and more liquidity bc I want to be able to sell these properties if Im ever in a bind god forbid or if a bigger project comes around and I have an opportunity to make a bigger move.

The main reason I'm curious about whether I should have a US postal address with forwarding is because I worry that when I send out a direct mailer, the responses will be lower due to the fact that I'm a "foreign investor" if I have a Canadian address on it.
