So I'll encourage you to review the crowdfunding threads on BP and also to reach out to the sites themselves.

All the while, as I was just finishing a graduate program in Psychology, he was encouraging me to get connected to the BP community, to listen to podcasts, etc. 

But, because they can watch and ask their own questions, I know that that they're learning what's appropriate for them at their current age/stage.My recommendation is to just expose them to as much of what you do as possible, and encourage them to ask questions.  

The difference between a "safe" and "unsafe" area can be as little as a single block so this can help you pinpoint whats going on in your exact location.Lastly I would encourage you to give the local police precinct a call and ask them about the neighborhood.  

This has encouraged a lot of affluent investors to invest in the Richmond area for the tax credits alone.  

I am excited to find a community such as BP that provides support and encouragement along with an almost overwhelming amount of new information.

Now, armed with these two documents (evidence of the expired 3-day notice and the assignments of past due rents), I would talk to the tenant, either during or after the close of escrow, and encourage him or her to leave rather than be evicted.  

Like @Dave Meadows said it may encourage you to question your strategy and possibly change it.
