I think I have missed this aspect of 1031 exchanges.  

I currently signed with Encompass who required we have all our policies including auto insurance with them.

Are you looking to invest or looking more into the wholesale aspect?

I never have any "fixing" worries, I never have to factor in a GC or labor costs (unless it's a huge job), and it's a very very good skill to fall back on in the aspect of real estate as well as just general work.

I enjoy the flipping aspect and intend on starting there initially.

Most of my mistakes have been on the people side, not the mechanical or financial aspects of the property. 

I am interested in learning about all aspects of investing, but I am currently leaning towards buy and hold investing (especially BRRRR) for multifamily properties. 

However, like @Justin R. said, the price of approval isn't the most costly aspect of these projects.

I will look at the ROI aspect, and read up on the 50% rule for rentals.
