You need to know your demographic and how much competition is present for your area and then demand levels.In commercial owner finance for what you are talking about is harder to find unless it's a commercial bank unloading a foreclosure free standing really old building that you could rehab and make into a restaurant.The strip center owners with multiple tenants usually you will have a scenario here the landlord might give a few months rent free and the previous restaurant left their equipment.

If the buyer requests an extension of the closing for any reason, ask the agent and broker how confident they are that the extension will be long enough to get the deal closed. 9 out of 10 times, they'll tell you that they are certain or near-certain the extension will be enough time to conclude the deal.
