@Terry Louwerse just curious, since I'm also entertaining the idea of long distance rentals... are you planning to visit Pgh and look at some of the neighborhoods before making offers or just sight unseen?

I require a Zillow application or for the person to send me their information on how many adults and children will occupy the property, household income and sources and how long they've been at their job.If they won't send me that information through Zillow, then I conclude they don't want the property bad enough.

Too easy to fall on for kids or tipsy adults.

I was thinking of writing a letter to the owners to see if they would be interested in entertaining an offer.

I am very well educated on small multi family, and residential properties, so this fits the traditional condition requirement  for a SFH or residential property that represents an absent owner that would entertain the idea of selling their property. 

Although I miss my mountains in Colorado, Eva and I have five of our six kids (all adults), within 5 miles of us, here in California.

Do you have any experience with developing 55+ adult communities?

As for marketing your units, I usually just use FB Marketplace and set a specific criteria and past to  all lead inquires, before you spend too much time entertaining these leads.

I don't worry about pestering adults about their responsibilities.
