Best Areas to buy my first rental property?

Hello all, 

I'm a newbie investor (to be) based in San Francisco. I've been doing a lot of reading and learning for the past two years. I have decided to invest in Pittsburgh (rental) and I was wondering what would be some of the best areas to look into? I'm familiar with the city's history and most areas (virtually) and plan on visiting as soon as the current situation (Covid-19) allows. 

A bit more about myself: $110k cash, 810 credit score, no debt. I'm thinking of getting a duplex in or near a class B or C neighborhood.

@Terry Louwerse@Terry Louwerse I agree with @Jeremy Lee with some of the areas (Brookline, Beechview, Dormont) to look into. Those are my areas of interest. I too am a new local real estate investor in Pittsburgh. Recently, I put my first duplex, in Brookline, under contract in March. The coronavirus virus has halted the inspection and closing. I will be owner occupying living in one side and renting out the other. This will be my entry into real estate investing, eventually I will repeat turning this into a proper rental investment.
