It would have been very expensive to replace all the ductwork in the house (undersized for A/C) or to add 4 mini-split A/C units.After seeing another house across the street sell for $199k (a great comp), I decided to sell.I will be rolling these profits into other larger deals, most likely, outside of (the very blue) Maryland.

Diane you simply can't compare a SF tenant making 300k a year to basically any tenant in any market that is a blue collar worker.. you can get ones that are great you can get total train wrecks.if your SF investments are solid and you sleep well.. stay put.. other wise look for larger Multi in great areas A and B class with 4 to 6 caps.. that can be professionally managed and have on site management .. these will run well.I have a client I sold a 80 unit B class to in Portland 10 years ago.. and his wife has never come back to see it and he comes once a year from Honolulu to meet with manager...

In terms of which to go with I think some pros for condos is lower cost of capital as a barrier to entry, lower cost means lower risk on your first deal, most condos include heat and hot water with the fee and that results in a less complex assignment to you as the property manager (assuming you will manage your own), I think condos fell hard and fast in the crisis and are an asset that may outperform early in this recovery (my speculation).Cons - condo fees destroy cash flow in my opinion, when I run numbers on condos those fees just kill the returns, HOAs and condo associations generally stink, there are adjustments where they can hit you up out of the blue for stuff like a new roof, that's a risk that could kill years of earnings out of nowhere.
