Winter is always the hardest time to rent quality higher rent apts and homes.Good tenants with clean records and good debt to income ratios are already in decent places to live hunkered down for the cold winter.The place will probably sit empty till May unless you offer free rent and/or reduced deposits to entice good tenants into leaving their current places and moving to yours in the middle of winter.

I'm an investor on the east side.

I live, work, and invest in the east side of Cleveland.

Property managers are great as a third party buffer or middle man, this is a business to us, it's not personal.

By looking at the price increase along the east and west side of the beltline, I feel that investing along the beltline may give me better long-term appreciations.

Hey so I'm looking at two properties, one is in east corona and the second is in Orange however the orange property is priced significantly high cap rate around 4.1 but proforma 4.5 The corona one is much better 4.5 proforma 5 The question is which would be better?

I have invested in North Austin/Pflugerville and also East Austin.

Are there any locals in Grandview who can give me a quick guess how much this house is worth: 6206 East 149th Terrace, Grandview, MOThis one is 2 story and almost all the comps are 1 story.  

I'd also like to add that I grew up in the Bay Area and I live and work in San Francisco, but since I haven't spent a ton of time in the east bay, I'm not as intimately familiar with this community. 

I have considered that but seems crazy to pull money out of 401k in the middle of a Bull Market.
