Is Southern California a bad place to invest right now? Should investors buy out of state for cash flow or stay in California and hope for appreciation?

Any place is a bad place to invest if you are a bad investor. The exact opposite is true too. Learn to become a good investor and invest where you can apply your skills the most effectively, efficiently, and profitably, which is normally in your own backyard. Good luck.
