It didn't start at 6 am in the morning thats for sure because the paint did not match the existing ceiling .You can tell that they tried to cover it up because my ceiling also have a pattern and they tried to mimic it with brush strokes.

I do a lot of broker price opinions for lenders, and see a lot of half-finished contractor jobs in pre-foreclosure or properties that couldn't sell because of renovation choices e.g. flooring, tile, paint color, kitchen cabinets, etc. that were not aligned with what the market wants.

So if your contractor states "tile" on the bid but puts in linoleum, well that's two very different flooring types.  

I'm pretty sure even a buyer who wants to live there would not qualify for a conventional mortgage given that fact pattern.

Based on a previous post, your best option is tile.

Tile is going to be WAY MORE if you have to tear out old tile.
