Tile vs Laminate - ROI

Hello all,

I don't know where to post this, so I am posting here.

I am located in Tucson, AZ, and it seems as if the most popular floors here are laminate and tile.

I am trying to figure out, which would produce highest ROI? I figure tile looks nicer for sure than laminate, but would it provide such a different ROI than using laminate?

@Augusto Celis Depend on the comp properties. Since you're in Arizona I'd guess it's slab construction. I'd consider the labor costs per sqft on this project. Tile is going to be WAY MORE if you have to tear out old tile. The material costs for laminate is more but a lot of investors just install it over the old stuff and save money. It really depends on the labor costs vs. what the comps in the neighborhood are doing. 

I'd walk 5 listed properties (at your ARV price point) and compare finishes. If 3/5 have tile flooring I'd pick tile for a better ROI.
