I thought I had a fairly distant relationship  Then 2 weeks ago I receive a text from a tenant I had to evict a year ago for nonpayment They right out ask for my home address.  ?!?!

I thought I had a deal, so I pitched it to GA REIA Dealmaker's group for their feedback on my analysis. 

What are some of the things you look for when doing market research on an area to invest in (Population, job growth, etc.)?

Also, what are some of the platforms that have helped to find this information besides goo...

@John Underwood actually all of my properties have been purchased using an income based analysis as an investment property with a local lender. 

We've tried email, phone, text and even certified mail.

As a direct mail specialist I'm likely a bit prejudiced however considering all the agony inflicted by unwanted texts and phone calls these days, it's likely that your message stands a better chance to be seen/heard via direct mail.

These are just a couple of things I personally look at when I am analyzing a new private fund, but of course, the analysis does not stop there.

Ask them to run a Comparable market analysis and a comparable rental analysis.

It sounds counterintuitive, but if you spread your net and search criteria into multiple markets, I promise as a newer investor you'll be stuck in the analysis paralysis phase. 

I've read up on a good amount of real estate material, but i have always found myself in analysis paralysis.
