New to this| Possible Whole sell deal and rental property
Hi everyone I've known about bigger pocket for sometime now but I'm finally taking the leap to step into the real estate investment world. I've read up on a good amount of real estate material, but i have always found myself in analysis paralysis. I feel like now is no better time than every. I am located in Maryland and I have a 2 different situations that involve real estate, but i need some guidance on what i should do.
1. One of my friends is in the process of trying to sell her house as is. She has lived in the home for a very long time and the house is not in bad shape, but needs some cosmetic work. She wants to sell this as soon as possible and as is so she can get a smaller house. I was thinking maybe i could help her by whole selling this property because she wants to get rid of it very quickly. The only thing is i'm not really sure how to get the contracts together and also how to find buyers.
2. This second situation is a little bit similar. My Gf's grandmother passed away recently and her family is working on getting the things in the home sold so they can sell the place. I brought up the idea of maybe trying to renovate the place and putting it up for rent, but they really dont want to deal with the house. I have been wanting to house hack as my way to get into the real estate game so i thought it would be a great way. If i can get the house i will renovate the home so that i can stay in one part and rent out the rest of the home. I'm just not exactly sure on how i should get this process started with my Gf's family. We have a great relationship but i dont want to mess anything up. I haven't seen any of the numbers for the property and want to know how i can go about reaching out to analyze the deal.
