I think we are gone a total of 5 days and almost 2 of those are travel.  

I'm located in Fredericksburg, VA but plan on traveling and investing in all of Maryland, Virginia and DC.

This is especially true with multifamily where word travels between tenants fast if someone gets over on the landlord or gets a concession etc.

In fact my wife and I travel extensively so I'm not sure what he really means by "hands on" but I will be finding out when we meet to explore the opportunity in more detail.But it's a very successful property management company with lots of prime residential, mixed use, commercial/retail and even some mobile/manufactured home parks/properties in the portfolio.

It is in my lease that tenant must replace filters and batteries in smoke alarms.  

They finally had to have an attendant on duty as most would smoke while pumping regardless of large no smoking signs & a recent fire that did not prevail upon their intelligence.

I love working hard, but I also really want to travel the world!

Expand the markets you're in and look for the path least traveled. 

I've contacted multiple brokers and they all tapped to their professional networks but none could give me a quote (AAA, farmers, travelers, etc). 

Repairs, improvements, legal/court fees, travel, etc.You don't "write off" the mortgage itself, but you can on the interest.
