Ocean view, HUGE yard, and has a potential mother in law quarters or even a possible duplex capability.

Out of state investing isnt an option for me now as i'd like to build up my monthly cash flow in my back yard; so when if I have errors out of region I have more of a cushion and buffer if and when I fail. 

Most people think you can just throw it on Zillow, put a sign in the yard and get traffic. 

Put up a sign somewhere in the yard with a phone number so unauthorized vehicles can be reported and taken away. 

You need someone to actually look at the property, deal with problems, make sure the yard is being mowed, do tenant check in and check out.

@Jay Hinrichs Thanks for chiming in...it wasn't bad...roof was good (10 years old), stucco exterior in good shape, back tenant paid a friend to do all the yard work and cleaned gutters once a year, central HVAC was less than 10-years old, water was already sub-metered...overall good condition.

You can get older growth recycled flooring at various architectural salvage places.

I don't think folks will feel insecure with them as it's a very private back yard, the deck is one story up, and security lights will be installed.Thanks!!!

In one of my properties an outlet connected to a light switch failed and it was a simple issue with the wires in a wire nut not being twisted together.I fixed it myself, but it cost be hundreds if not thousands of dollars into the future because during that trip I found a little black puff of a kitten in the yard and I estimate that's what he's going to cost over the next 15 years.BTW why didn't you stop by to see if it was something simple before calling a pro?
