some of her neighbors were going into a class action suit against the builder. i suggested that she retain her own lawyer, get them to buy her house, and some extra on the side just in case.....she was soooo quick to just sign the lennar docs to have them find her the other house and move her stuff in until her house is gutted and fixed. thats it....just getting it gutted and fixed....not enough in my book!

Problem is for new people looking to go into it, the majority of the material thats out there, ie comes up via search engine costs money.

Keep track of your materials cost, and in the future request contractors to provide line item quotes with materials separate from labor.

Finding contractors and materials today to complete in six months is hard for first time buyer. 

The more expensive the neighborhood where the trashed place is, the less being trashed affects it value (a lot of times, the value is in the land) and the more expensive your rehab has to be because of the quality of materials required. 

I'd absorb material from youtube on sales & market and particularly real estate related marketing.
