You might also try reverse prospecting on your MLS to find saved searches with criteria that match your listing and contact the Realtor who has that search set up for a client.

Not totally familiar with construction liens, but they usually get paid or end up in a forced sale.If you're wholesaling the house and your prospective buyer is willing to pay the lien off, then proceed, but I don't think they'd go for it.

The Landlord/Agent may enter the dwelling unit after giving due notice (24 hours) to the Tenant and the Tenant has not unreasonably objected, to: make necessary repairs, decorations, alterations or improvements; supply services only by mutual agreement during normal business hours, except in an emergency; or exhibit the dwelling unit to prospective purchasers, mortgages, or tenants only during normal business hours, including weekends, except as the Landlord/Agent and Tenant otherwise agree.

There is a way to count schooling as part of your "work history" if you transition right out of college into your prospective line of work because then the lender could state a case and use that history and your "future projected income" for qualification.
