For example: the house was absolutely filthy, to the point of uninhabitable, dog feces strewn throughout the house, dirty dishes left in the sink, burns in the carpet and vanity and the carpet looked as though it had never been swept and spills had never been wiped up etc.

I was informed If I continue with my business I would no longer be employed and if I continue they would consider that my immediate resignation.I had asked if I can continue with the learning aspect even with just creating my marketing but not promoting it.They had told me its "all or nothing" meaning I would need to stop anything that has to do with my business completely/real estate or I would be fired.They informed me they can do an internal audit to review my accounts and if anything show that I am continuing, I would not only be no longer employed but "have further measures taken against me.I contacted a local investor who informed me that this is not legal.

I found that keeping folks on topic was kind of a touchy thing, as some threads begin to die from the OP and it's easy to take off in anouther direction, bring some back on point feels like you can kill the interest instead of promoting discussions.

You might find yourself creating a situation that looks okay on paper but gets overturned in an audit because it lacked economic substance (substance over form).The IRS would likely challenge the use of multiple entities and an ESOP.Once upon a time you could donate a property to the fire department to burn down, take the donation and essentially have a property that was demoed and ready to rebuild.The bottom line is that many of the choices that might have changed the outcome today have already been made.

You need to actually get good comps and get as much info about that exact property as you can.It could be gutted, have mold, or be partially burned down for all you know.
