Junk fee was added to HUD on cash deal

I just got the HUD today and $350 fee for "mandatory compliance" was added to the HUD by my buyer's agent broker. Buyer's agent did not return my phone calls or emails about it. I called his broker and he claimed it was for the costs of storing files for five years.

Is there a way I can fight this or do I have to pay the fee? The fee was never disclosed beforehand by my agent.

Demand a copy of your HUD-1 24 hours in advance, so you have a chance to review it. In the case of a junk fee like that, you and the seller can tell the escrow office to remove it, and they will.
