Sometimes legit sometimes not so much.

I have some tenants under lease options to buy (legit feasible options, not scammy options).

It's a short contract (2 pages) and I feel that I come across more legit when I tell sellers that I use all state approved contracts.

Contact some legit wholesaler's in your area to see if you can get on their buyers list and let them know you have finances to close.
