My W2 job will cover a couple thousand dollars of expenditures per month, and we'd have the rent money from our current home, plus some HELOC funds available if needed, so I don't see financial survival being an issue.

The house was built in 2020 and is a 3/2, in a nice neighborhood with a lot of amenities including golf, lakes, bike trails etc.

Looked at the job market and medium incomes. - Looked at a few properties on Zillow, plugged the numbers into a DSCR calculator, and calculated the Cap rate. - Looked at the property tax.
