Short/Medium Term Rental in Northwest Arkansas

I'm looking for feedback from someone who has experience with short vs medium term rentals in Bella Vista Arkansas. I had my house on the short-term rental market a few years ago and it did ok as it covered the expenses each month and then some on other months. The house was built in 2020 and is a 3/2, in a nice neighborhood with a lot of amenities including golf, lakes, bike trails etc. I will be moving to my new house in a few weeks and renting this one that I am currently in. I believe the short- & medium-term market is more lucrative with a bit more work but worth it. I would be managing this myself and only familiar with the STR portals like Airbnb & VRBO. I'm really interested in in the Furnished Finders MTR for traveling professionals however, I'm hung up on the contracts and payment collection process. I have researched it and it seems pretty straightforward using key check for the landlord tools. The city has now put ordinance in place for STR less than 30 days and so that is why I'm leaning towards MTR to have more occupancy no more than 6-month lease, and less turnover. Any insight or your experience would be appreciated thank you!
