Ben, newer houses cost a lot more money and you will have negative cash flow on them to begin.I agree that higher priced rentals attract better tenants but if this happened in a newer house, more expensive stuff will be damaged.We are having extreme weather and that's all.

And FYI usually lenders require a weathering period, a period that you need to own + manage the investment (typically 3 years), before they will provide you cash out refi financing.

Today it would be just impossible.I feel attracted to areas that are different from Spain, that maybe have more green or a colder weather, so have to rule out Arizona (although prices seem ok), California (expensive!)

I bought land 16 years ago after living in Big Bear in JT and built a 2800 Sq ft custom home.I work from home and although I really do not care about the value fluctuation the area construction is flooded with air bnb investors looking for strong cash flow,low maintenance and they have it with sold out bookings for nine months of temperate weather.
