Many of the home owners in the areas that are showing crazy appreciation and growth are old, old fashioned and not technologically "in the now".

Now the growth of the base up there and housing shortages you may have some long term/ “off season” (non-summer) options, that wouldn’t been a bad thing but w the harsh winters, and likelyhood of cabin fever, is think your market is extremely small and even then, my requirements and checks would wipe out most of those interested.I wouldn’t waste my VA on it though.  

Is your equity growth based on rents or the physical property? 

At that point it becomes scale to make those types of properties work you need the ability to buy a lot of them to get any real appreciable income that is disposable.. 

I got a great real estate education from my parents and waited patiently for my time so the ability to execute was very high.

We all must start somewhere and must prove our ability to operate in the space.

The name is inspired by the Bend Emblem Club which was founded by a local real estate developer to promote the growth of the City of Bend.

It made me wonder if the same test would be used in the USA.If a group of investors all have an 'active role in the management' yet they do not have the ability or competence to perform the active role, it would not be possible for the promoter of the transaction to claim the other investors are actually active.

But it does potentially put a damper on overall economic growth potential for this area.

As others have said get educated and realize, lack of knowledge and ability to perform can have serious negative affects on families.
