@Tony Marcelle  Yes, if you're paying off the small mortgage balance that the seller still owes, and then you're owning the house, it's just a straight purchase agreement. 

It took a long time to get the tenant's parents to sign, but they finally did. 

Do you need to have it in the renters agreement that you are allowed to do this?

Finally, someone who I ran across, a worker for a contractor knows a friend who would be interested.

And never sign an exclusivity agreement with a broker....bad idea.
