Keep in mind that this is a litigious society and whether you are flipping, leasing, wholetailing or simply assigning(even though this one does not get recorded) you are always better off using a company/llc as the seller/buyer/holder.Of course always consult with an attorney for your specific situation and tax treatment.

Check with WA regarding treatment of deposits, pet rent and requirements for insurance by the tenant. 

One was due to a hate crime attack, the other was drug related.  

I would tell her you will be reporting her to CPS for child abuse....drugs.

If not, they dont.What determines the treatment is defined in the international tax treaty between the US and that company if one exists.

In Minnesota we have the Minnesota Multi Housing Association and the leases they carry are honored by the court system and are very well written, along with the other forms they have for security deposits, crime free/ drug free addendum's, pet addendum's, ect.
