I think both may be tough and very time consuming.

I sent you a PM with some more detail - but there's really two schools of thought 1) - Low initial price (10-15%) and owner pays for everything.2) Higher all in price - (25-35%) - but you cover payment processing, consumables, photo/listing setup, pass through maintenance work, remote lock service, welcome books, etc etc etc.

There are fewer people looking at 5-30 units, so lower competition gives you more opportunities.A larger complex will justify on-site managers and on-site maintenance.

I have considered renting a trailer instead (city does not restrict who I rent trailers from), but the extra effort would more than consume any savings.I suspect you are stuck with the one trash provider.

In Maryland we are required to present, and have the consumer sign, a form called "Understanding Whom Agents Represent" at the time of our first scheduled face to face meeting.

Additionally, since they are "free," you (the consumer) don't have much say in the matter.
