I am looking for a software that has the following capabilities to help us better serve out tenants, and grow as a company:-Calculate water charges based on individual meter readings-Accept maintenance requests online, with ability to send to maintenance staff -Record hours worked by staff to prepare for billing, classed with location work was performed-Accept online payments-Report of deposited payments based on property locationI have tried using the Buildium trial, this seems to serve most needs.

I tell them yes 3 people looked at the house today and expressed interest ( other wise they would not be there in the first place) and I tell them we don't do the Multiple offer we are first come first serve.. but we don't cut price .. its 10k non refundable ( these are owner occ homes in the 550 to 700k price points).

Being out-state your going to be best served with a A/B class tenant and A/B class property as the death to profits are being maintenanced to death, vacancy, tenant nightmares and the such, A/B is risk mitigation for ease of operations.

If it's an S-corp, you would be best served to ask the title company about the LLC since they have real estate attorneys available who are well versed in this area.
