This is a short sale and they are negotiating with the bank right now on the price, so technically they are not accepting offers, so I made an open ended offer at $28k assuming $10k of work.The second one is in a great area and the units are rentable, but there is a huge foundation crack along the side wall and the top floor unit in back has a bad slope (but not the unit below, weird) I offered $45k because of the amount of work and they countered at $60k and I walked.

Lending in the Hood is dangerous .. just look at the one that Ground floor did on Avon in Atlanta same thing Hood rat property nothing but problems and of course some other colorful issue's but at the core the Portals should not be lending into D class areas and should know better. and the investors going into the deals needed sniff this out up front a well. the are not innocent either.. :)

chris--I agree wholeheartedly with you on that, I know how important it is to surround yourself with knowledgeable like minded people when you're trying to learn something (veteran nurses willing to teach are a godsend to a newbie nurse on the floor!)

Hi all, I am in the process of renovating my first rental home, and have run into my first problm: my partner wants to put carpet down; I think laminate (or some other durable floor covering) would be better in the long run, if not more expensive up front.
