You lose more of the passive income but you could get some money out, potentially re-invest elsewhere, still retain a % of the property and have someone that has a vested interest in the property.  

At what point do you recommend I retain the help of a lawyer... should I do it prior to April 1st? 

At that time, I would consider selling, and get a check for about $300,000, or cash out refinance when rates drop eventually, and pull out about $200,000 of cash that I can than leverage for an asset of about $1,000,000 - $1,500,000, while retaining this cash-flowing property.

Trades people and experienced construction lead person wanted for a project in Conyers, GA off Honey Creek (30-40 min from Atlanta).Must have experience with high end renovation and construction.Could be long term for the right candidate.Must have access to skilled trades I.e. tile, painting, stucco, decks, drywall.Also looking for Kitchen/Bath cabinet installation, Composite deck experience, exterior tongue/groove ceilings, Retaining Walls, Pool Construction.Please send info on your skills and experience.

But even so, the attorney cautioned against going to court since we will need to get expert witnesses to testify on top of spending $5k-$10k just to retain an attorney.

Pretty much everything else is on the hourly basis based on the retainer agreement we came up with.

Do I need a real estate lawyer on retainer?

Many people have a heart to invest in young men/women who are teachable and have hustle muscle!

Too many persons, including myself omit to break down in details every single paragraph when running the biz, who has the power of vote, number of shares, manager's salary, cash call if business needs more $$, signatures authorisation on the bank account, pay out of dividend, buy out of shares.... ) Make sure to retain a well versed real estate/ business attorney to guide you through this matter.
