Tips for twenty year olds

Hello BiggerPockets community! My name is Trevor and I came across this community through the BiggerPockets podcast on Spotify.

As you could guess I'm 20, and I've been interested in real estate for some time now, because it makes sense to do.

So if you had 10k+ that you could invest and being able to move anywhere in the US, where would you go and what would you buy to get started?

To lower the options, lets say you could only house hack.

@Max T. Thank you for adding to the discussion, my income is not the greatest, but I've become somewhat minimalistic in my lifestyle, probably a little too much, with that said I'm on track to save about 80% of my annual income. Decided to move back with parents for the investment purposes, which is the reason for the high savings.
