Right now you are just asking people to spend time talking to you because that is what you want, but where is the gain in it for them?

I hired a virtual designer for a few thousand dollars and after giving her dimensions/walkthrough she had a buy list and floor plan ready in two weeks.

In most cases, it probably won't go that far (most people talk), but if it does, at least you know they are serious and you understand how they operate, which will help you decide whether to partner with them in the future.

Bring them a good deal (not listed) and take a finders fee as an equity stake in the property.

When I say "quality" i mean the quality of the neighborhood, and not necessarily the property.For example I am looking at a property that is being short listed for 20k fully renovated (zillow estimate is 35k) but it's in a depressed area with a few rowhouses boarded up around it, but there is an existing tenant there and the rent, cap rate, and cash flow look excellent on paper.
