Realtors are well versed in contract law and verbiage to help avoid issues during and after closing.Agents also work closely with the Bank/Lender to help the buyers and sellers close on time and without issues. 

I think $500 is generous considering the wear-and-tear and issues you are facing.

But I will say that Cody's stuff I am sure is accurate and its how you would go about tying up dirt and who to work with etc etc.. the issue is they are making it sound like 10 hours a week will make you millions.. 

I am wary of regional banks after the issue last year where quite a few had to be bailed out in order for people to withdraw their funds.

I would love it if the whole depreciation thing was just a non-issue in the calendar year of the property transaction and that there is nothing to claim or recapture, but I suspect that's not the case.Your help is very appreciated!

Keep in mind that a number of the larger, more expensive units on Okaloosa Island are managed by large vacation rental companies like Vacasa, Southern, etc OR by more sophisticated owner-managers who have their own direct websites. 

However, ideally if we started both with the understanding that collaborations and building the right team in conjunction for planning for our larger future and objectives we'd get to the "freedom" that we are all actually chasing via RE that much faster.
