If they are carrying a bunch of debt on credit report or having a divorce bankruptcy could be in their future and it could get messy.You need to look at the profile like a potential lender and asses risk and ability to pay.

Also my landlord also has mentioned multiple times that she is impressed with how little my apartment smells and was skeptical about them in the building because of if their reputation. 

I'm impressed by the way experienced investors take their time to share their knowledge with other members.
