I personally feel that real estate investing is always the best way to go regardless of the economic environment.

I was excited to get to see both products in a real environment and even more excited to compare them side by side.  

We have loose-laid regular vinyl sheet and pinched it with the trim and cabinets to hold it in place in several units and it is still fine 3-4 years later.If this flooring is going in the kitchen or bathroom, then vinyl would be the better and safer choice as laminate does not fair well in wet environments - if water gets under the floor or in the seams, the floor will swell and cup.

These ideas can range anywhere from gathering data that helps find the best cities to invest in, to automating specific workflows, to screening tenants, to practice environments that help you become a better investor.

As for WFH effect on the Bay Area, keep in mind that when people work from home, their direct environment becomes MORE, not less important.

@Juan Campos   Well it would be a nice thought, but it is very difficult to do in this environment where you want a super strong offer to be competitive. 

I provide them with as safe an environment as can be expected with working door locks, window locks, etc. but they are responsible for their own personal property insurance.It's ok to feel sympathy for your tenants but don't let that get in the way of making smart business decisions.

Since I live there and anything I bring in is extra it allows a pressure free testing environment.

We have found the Fujitsu Halcyon a slightly better solution for our environment than the Mitsubishi Mr.

This will undoubtedly cause you to create a bad environment with your renter.
