It's okay to be vulnerable about areas where you aren't an expert - good brokers will want to help you succeed and you're open-ness will be a breath of fresh air. 

You should look into David Tilney, he's a Master Lease Option expert.

With enough expert opinions you can feel really confident about what costs may appear in the first year.For rent estimates/desireability just contact a property manager in the area these building are located to help you determine those values.

I hear that NJ leases are pretty airtight and don't require much additional language but curious to hear from some experts here what they think.
