NJ Leases - Looking for Advice

Hi - first-time landlord here setting-up the lease with a tenant for the first time. I hear that NJ leases are pretty airtight and don't require much additional language but curious to hear from some experts here what they think. Does anyone have any rec's for clauses to add to better protect myself as a landlord? Any tips or advice are welcome.

For context, the property is a 1BR, 1BA condo. Tenant is around 27 yrs old and will be having his mom co-sign.
