Now this deal did attach a very small monthly payment to cover the HOA between all owners.I come to the biggerpockets community to pick your brain on not only purchasing one of these for myself, but instead using this fractional ownership as a new investment opportunity.

Maybe that's just my cautious HR brain kicking in, but rather than asking direct questions about, ask for verification of.

your an out of area landlord.. you are a target as am I.. non owner occ.. owned for a while  big equity that's who gets the letters.. these low value areas though are really hammered.. and I bet if you keep your letters you will find when one company stops 3 newbies who think all they have to do is send out post cards and they will make cash so they can do what you do which is buy and hold.for whatever reason people have been hammered into their brain that wholesaling is some simple thing to do when in fact its about the toughest thing there is in the real estate space.. but they get sold on you don't need any money credit etc etc.. so that's why you get letters..  

Not only are they a human with a brain that gets paid to thing of my specific situation, those brains are tied to hearts, hands, and mouths that can all be very useful as a partner. 

I just want to pick everyone's brains about some creative ways to market this property as I have not done a lot of commercials deals before.

I would suggest going to a local REIA or looking for experienced investors who are located in your area and asking if you could pick their brains.
