Hi, What LLC formation service do you use to form your LLC and continue to use their registered agent? Any recommendation?

I'd dig around and find out who Garrett Sutton, the Rich Dad advisor who talks about Wealth Preservation and Asset Protection, recommends for that.  Garrett's company may do that service for clients or contract with a local yokel who would be right up your alley!

why do you use the local attorney to form your LLC? have you consider to use the online LLC formation service such as Zenbusiness, incfile or legalzoom?

Because I have found that a local attorney can be a valuable partner in business.  Not only are they a human with a brain that gets paid to thing of my specific situation, those brains are tied to hearts, hands, and mouths that can all be very useful as a partner.  I know there is a time and a place for cheap law-in-a-box just like there is a time and place for doing your own taxes or paying H&R Block, but using skilled providers in the services that surround real estate can be a real boon for your business and theirs in my opinion.
