From there I would call all the brokers in Philly and tell them what you're looking for.Then as the deals come in, analyze them and provide your feedback to the brokers until you find the right deal.

@Allie Dattilio -- We are in the exact same situation here in Cincinnati, getting the HELOC squared away first, actually it will be a HELOC increase through our credit union, then working with a mortgage broker to get the pre-approval in place.

Prices seem reasonable, but since we dont know much about the area, we'd like to talk to a realtor/broker or two while we are there and build relationships.
