Hi all,I’ve noticed it is common practice for investors to buy a property, get rid of the existing tenants, renovate the property, and increase the rent.

But honestly I'll be looking to get rid of most of the tenants down the road and will likely do the upgrades as that happens.   

I love bleach and have found it does get rid of mold long term.

Assuming its not a super lien state, its not possible to get rid of the mortgagee in an HOA foreclosure sale (Well, it's possible, but not probable that a HOA lien would be recorded before the mortgage lien).
