Investment Info:

Single-family residence wholesale investment in Birmingham.

Purchase price: $64,000
Sale price: $87,000

4 bedroom 2 Bath home in need of repair in Solid B- Neighborhood in the city of Birmingham, AL

How did you find this deal and how did you negotiate it?

Driving for $$ and decided to ask the neighbor if he had any whereabouts of the owner He had his phone number it took me 7 months to close him just following up every other month.

How did you add value to the deal?

The seller had been divorced and left the property just as he did for over 10 years and his son was sick and he just wanted to get rid of it and get out of debt. So we made it possible.

What was the outcome?

Closed the deal

Lessons learned? Challenges?

Dont ever put a ceiling on what you can make in your market, or what you think you can make in your market because when you do you limit yourself
