The big money is in 4+ units where you increase the rents and the rent increase automatically increases the Cap Rate and the property's re-sale value.I would like to see more people pushing people to understand the power of multi-units and the very strange thing is that I skim through every real estate book I can get my hands on and every book I ever read is missing the very most important facets of multi-unit investing and every book is full of pure B.S. when it comes to the subjects to the pitfalls of multi-unit investing.

Curious about your thoughts, as I might be missing something.

Not sure if there's much else I can do, but wanted to post what's going on here to see if I'm missing anything.About a month ago 2 kids (maybe 14 years old) who get off the school bus 2 houses down, started throwing rocks at one my rentals.

Do we wait and save more and pass up the loan apprvl or do we purchase a condo to not miss thus opportunity? 

....or perhaps I'm missing a key issue?

As some of the biggest names in this community say all the time " You miss  100% of the shots you don't take" (Wayne Gretzky) I just want to take that shot, and if I miss I didn't loose anything.

I'll be working in Bozeman, MT for about another month, so I'll be missing the investor meetup back home.
