Southern California / Hot or Not?
This article came out yesterday from the OC Register stating 51% of properties purchased in the area were bought by investors. Yet "experts" "influencers" and RE agents that I have heard from have said to steer clear of CA for investment properties. Curious to get more opinions.
What am I missing? What are your thoughts on CA REI trends?

Depends on what you’re looking for. If you want immediate cash flow CA is not the best bet. If you don’t need cash flow and are more interested in long term appreciation and rent increases, California has always been one of the best bets in that regard. All investors are different and everyone is looking for whatever best fits their needs.
